The purpose and function of the development consisted of the redevelopment of an existing and dilapidated HSE (Health Service Executive) daycare hospital asset into a massively expanded and modern state of the art facility as part of the National CNU Capital Works program. 

The functions of the development are to offer step down hospital care, short and long stay facilities and dedicated dementia care to support the greater south Donegal region. 

The main phases / details were to: Temporary Facilities – Construct 2 temporary wards at an adjacent facility to house displaced patients, displaced due to the main redevelopment. 

Demolitions and Refurbishment of old Sheil – Demolitions of ancillary structures, complete strip-out, refurbishment, fireproofing, structural alteration and complete fit-out of the existing 3 storey listed structure known as the old Sheil Hospital, and New Build – Construction of two new 3 storey wings to the rear of the existing, along with extensive car parking, a newly formed link road and extensive landscaping throughout.

This project had many challenges:-

Archaeological – Due to the heritage and historical nature of this building, there was a requirement for an archaeological survey to be carried out. Led by Excavation Director, Tamlyn McHugh of Fadó Archaeology, the dig first revealed a large Bronze Age burial capstone with rock art. It was brought to the surface, approximately 4,000 years after it was buried with cremated remains in an Urn.

 The urn was carefully removed for testing while the burial capstone was retained and now features in a purposely constructed monument in the Community Garden at the CNU. Knot weed and asbestos also were also present on site. 

We created a 5.0m deep bund on-site which contained and would retain the contaminated knot weed area. Asbestos wise there was an initial survey carried out by the client which revealed this project, due to its age, had significant amounts of asbestos present. 

We instructed our own independent sub-contractor to carry out a further extensive asbestos survey which revealed further affected areas. This was then removed and taken off site to a licensed site for same.Springs – As the excavation work progressed, it became even more complex due to the discovery of the spring wells (10 nr) which were under the building. 

This discovery resulted in the design and installation of additional drainage works to divert the constant flow of spring water away from the building, whilst always prioritising the environmental and ecological impact of same on the river Erne, which is the southern boundary of the site. 

The river at this point is the outfall from the Catheleen’s Fall hydroelectric power station.

Sligo University Hospital – New Acute Mental Health Unit

The works consisted of the construction of a new part single storey and part two story acute mental health unit along with stores and ancillary hospital accommodation. The gross floor area of the new building is approximately 3500sqm.

Works include demolition of existing single storey modular building, significant reduction of site levels, new retaining walls, link to hospital, new internal road arrangement, car parking and other associated site works.

Sligo University Hospital, Multi-Storey Carpark

The new multi storey car park at Sligo University Hospital.

The project consisted of the development of a 300 space multi story car park on an existing car park on the grounds of Sligo University Hospital and the provision of 90 space temporary car park for the duration of the works. 

It was a phased project and a portion of the existing car park remained open to facilitate hospital parking. The development also included a 6m high concrete wall around the LPG storage facility of the hospital and associated service diversions.

 This project was carried out in the confines of a landlocked site on a sloping site, adjacent to the main access roads to ATU Sligo and Sligo University Hospital.

ATU Sligo – Block L Extension and Refurbishment

The newly refurbished Block L building at ATUU Sligo.

The project consists of the refurbishment of the existing Block L and construction of a new extension. 

The project comprises an extensive deep refurbishment and extension of the existing Block L to accommodate facilities for the Faculty of Engineering & Design, YAADA Department (Yeats Academy of Arts Design and Architecture). 

The existing building was predominantly single storey and was refurbished to modern standards providing a modern comfortable environment to work, study and learn. 

The new build comprised an extension to the side of the existing building.

 Accommodation includes art and design studios, workshops, black box accommodation and other specialist areas together with a café, staff and ancillary accommodation and associated external works to include a 50 space carpark.

Little Angels School

Description: Located within the boundary of the Letterkenny inner relief road the Works consist of the construction of a single storey 4500m2 special needs school building on a greenfield site. 

The building comprises of 20 special needs classrooms, a number of specialist educational, training, recreational and therapeutic rooms, toilets, ancillary accommodation and circulation space. 

In addition, 60 car parking spaces, a covered set down area and a variety of external hard surfaced play spaces were provided along with all associated siteworks for the development. 

The siteworks include works to upgrade the public road serving the site and connections to public drainage and water supply systems outside of the site boundaries

PGIM Fit Out Letterkenny

PGIM in Letterkenny Co. Donegal and the fir out completed by Boyle Construction.

This project included the upgrade of an existing 25,000 sq.ft office facility along with external carpark, paving, landscaping & associated site services, all to be carried out in an extremely tight timeframe. 

The existing open plan office layout was divided into separate work areas consisting of communal areas, senior management offices, zoom rooms, board rooms & breakout/canteen areas. An additional 4,800 sq.ft mezzanine of floor space has been added to the building. 

Works to the external façade include full window & door replacement including additional windows, external canopy consisting of a flat roof with rock panel cladding. 

The works also entailed the full Mechanical & Electrical Fit out including the installation of a new lift core and lift. With the excellent collaboration between ourselves and the design team, as well as our sub-contractors, we were able to complete this project within the program duration and within the budget.

Scoil Mhuire, Stranorlar – New 24 Classroom Primary School

Works involved the construction of a New 24 Classroom National School in three-storey and part single storey incorporating Classrooms, SET rooms, GP rooms & stores, Teachers Room, Library resource room, Offices and other ancillary accommodation all of which extends to approximately 4,013m2. External works included the provision of a trunk access road and drop offs, new carpark, soft and hard pay areas, ancillary external store and all associated site utilities and drainage systems. There were also substantive surface upgrade, road crossing and traffic management works required to an adjacent public roadway at Millbrae Road.
